I`ve read most of the comments above about extension fees, but my case has a slightly different view. Unfortunately, if you are a tenant outside of England, you may still be subject to a rent renewal fee! I was determined not to have an agent, even though the agent used by the sellers of my first home put in a lot of effort – including, as I later discovered, quite a bit of pressure on the tenant to try to convince me (seriously!) – to get me kept. I quickly understood why he was so sexy. It turned out that he had not only collected the owner agency`s fees, but he had charged the tenant £70 twice a year to “renew” a default short-term rental report – and to insult the injury, he even let her (she doesn`t drive) go to his office to pay! Once an agreed period is exceeded, usually 12 months, the lease ends. Starting June 1, 2019, the Rental Fees Act 2019 was introduced to prohibit advertisers from renting from charging the tenant extra rent, which was great for tenants. As the email states, if the lease becomes periodic, no additional work is required and, therefore, the Agency cannot impose an administrative fee (which usually justifies the renewal fee). It was also important to indicate that my friend likes to discuss the situation with the owner. Also, I even have an expression from their site, where again no renewal fees for tenants are mentioned, only the landlord has a renewal fee! I don`t know what to do, this stuff came out of nowhere and I find it shameful that they put the house back on the market when I actually just moved in – I didn`t even receive my first bills for anything! Landlord: “My tenant has signed a lease and now says that although the problem they are talking about is written in the agreement they signed, they don`t want to abide by the terms because they claim they never read them well. This is completely unfair, indeed revolting and all tenants are therefore scumbags. I am an honest, honest owner.
